General Job Description

Horry County is seeking a Plan Reviewer to join the Land Development Division of our fast-paced Planning & Zoning Department. Under limited supervision, the Plan Reviewer will be responsible for digitally reviewing major and minor subdivision plans and/or commercial site plans to ensure compliance with all applicable regulations and ordinances. The ideal candidate should feel comfortable working in a fast-paced environment while balancing competing priorities to meet internal and external deadlines, have basic knowledge of development processes and terminology, and have the ability to work within an interdisciplinary team, as well as independently. The Plan Reviewer will report to the Principal Planner over the Land Development Division. The selected candidate will enjoy a fantastic public benefits package.

Duties for this Position
  • • Reviews and examines major and minor subdivision plans and/or commercial site plans in accordance to Horry County land development regulations, zoning ordinance, and other applicable ordinances. • Communicates with persons or entities submitting plans for approval as to any issues requiring modification or alteration of plans for compliance purposes. • Interacts with engineers, developers, builders, contractors, architects, County staff and the general public with regard to County regulations and the review process. • Meets with customers and other staff as appropriate to discuss specific development issues. • Prepares and submits reports and correspondence as necessary. • Performs other related duties as may be required.
Position Minimum Requirements
  • Associate degree in engineering, surveying and mapping, landscape architecture, environmental science, or related field and one to two years of experience in plan review or any equivalent combination of education and experience which provides the required skills, knowledge, and abilities. Experience in the administration of land development regulations / zoning codes and in the general process associated with land development is preferred. Additional experience can include: construction project review, surveying, or civil design, etc. Experience with Adobe is strongly desired, and experience working with ArcGIS and/or AutoCAD is beneficial. Candidates must be able to pass required pre-employment physical and background check.
